The Boulder housing market has continued to stagnate in real terms, coming down from the euphoria of the tech boom. In fact, the local housing market never experienced the elevated activity seen nationally, due to a slow labor market recovery and poor affordability pushing many potential buyers to other markets. Due to the lack of steady job gains and housing prices remaining high the outlook for the next few years is fraught with risks. While large nominal price declines are unlikely unless mortgage rates move significantly higher, housing gains will likely remain weak through at least mid-2009.
